Click on My Profile at the top of any page to manage your contact information (name, email address, etc.), personal security questions and update your password.
Verify your Property Management Company policy to determine if additional applicants or guarantors are permitted. In the Applicant Information section of the application, click the tab with the plus sign (+) to add a new tab for the additional applicant or guarantor information.
In the Applicant Information section of the application, click the red ‘x’ next to the applicant’s name on the tab. We will ask you to confirm that you want to remove the applicant or guarantor.
Fill in the required fields and select the Save button. Search for the unfinished application with the Quick Search Filter on the Activity page (home page) to find and complete the application.
Click on the Print link found on the right side of the results page under your property name for a printer friendly format. Certain screens also include a Create PDF button.
Depending on your user account permissions, you may have access to a list of property types including Market, Section 8, Military, etc. based on the settings defined for your Property Management Company. If you do not see an expected property type, please contact Customer Support at (888) 710-0270 or your Account Manager.
Applicant consumer reports provided by TransUnion ResidentScreening can be obtained by sending a written request with a copy of a state issued ID, personal address, phone number and Date-of-birth information via one of the following:

ResidentScreening does not recommend providing copies of the ResidentScreening Credit Report to applicants, however; please consult your Property Management Company policies and local and state laws to ensure you are following your company guidelines.
The Activity page provides an overview of the most recent application activities in the past 30 days up to a maximum of 100 activities for your assigned properties. Click here for quick tips image
An application activity is an event that recently occurred against the application such as a new credit recommendation, an updated credit recommendation, new documents, etc. The most recent activity event is displayed in the Last Activity column.
The Quick Search Filter allows you to narrow the results on the activity page by specifying the search criteria. You can filter by Application Number, Applicant or Agent First, Middle & Last Name, Applicant Social Security Number (SSN) or Property Name or Unit Number. Searches for social security number and unit number required the entire value, however; social security numbers can be entered with or without the dashes.
For each application, you can choose whether to accept or decline an application. If you’re interested in seeing only applications that haven’t yet had a leasing decision made, select this button. Click here for quick tips image
If an application is started and saved (Save) without being processed, the application is considered ‘unfinished’ and the status displayed in the Last Activity column is Unfinished Application. Click on a service status icon or an applicant name to view and complete or cancel the application.
Each of the service types includes a company criteria based recommendation or status column with a color bar to visually represent the current text value. E.g.: a green bar typically indicates a good result.
A lease decision is the final state of an application after the review of all pertinent information has been completed. Lease decision options include Undecided, Leased, Wait Listed, Cancelled by Applicant or Declined (and a declined reason) and can be updated from the Activity page or the Application Results page.
The name displayed is the Leasing Agent who originally entered the lead/application information."N/A" may also be displayed if the lead originated from an application outside ResidentScreening. Note: The Leasing Agent name is not updated; it will always reflect the ResidentScreening user that created the initial application.
Certain income fields are required based on the selecting ‘Employed’ as the Employment Status. If the applicant is not employed, an alternate selection can be made where income is not required: Retired, Student, or Other.
The ResidentScreening scoring model is designed for rental screening and does factor in credit scores, however; the credit score is only one of many variables used in the screening process so no exact credit score guarantees an accepted recommendation.
Your Property Management Company defines any policies regarding Corporate Housing/Corporate Lease Applications. If permitted, when a company is responsible for the financial lease obligation on behalf of the applicant, the Credit Check is processed by using the Corporate Lease Application option. Select the Forms tab from the top of the page to access a printable version of the application. Email the completed application to ResidentScreening for processing. Note: ResidentScreening can only be used for residential Corporate Housing. Commercial Property Leasing requires a separate permissible purpose and is not permitted using ResidentScreening.
Your Property Management Company policies determine your access to an applicant’s credit report and you may only have access to the credit report header. To view a Credit Report, select the View Credit Report on any applicant on the Application Results screen to open the report.
Depending on your Property Management Company policies, a majority of the applicant’s credit report may be concealed. You can view the header of the report which includes the applicant information, any alert information (if applicable) and any consumer statements. Contact your Property Management Company if you need to update your account access.
An option to use existing credit report is available if all of the following conditions are met.
the credit report was successfully pulled for the application number being edited
the credit report is not more than 30 days old
the First, Middle, Last Name, Suffix, Social Security Number, Date of Birth, and/or address are not edited
If any of the conditions above are not met, a new credit report is pulled which may result in an additional fee (depending on the pricing settings for the current property.)
All ResidentScreening services are for the applicant’s (rental) screening only and according to the Fair Credit Reporting Act and amendments thereto (FCRA), the information cannot be used for any other purpose other than the original permissible purpose. Therefore, the information provided may not be used for employment or commercial decisions.

Specific credit screening criteria is established for your property considering several variables prior to making a recommendation. Please consult the Credit Application Results screen and the Recommendation Letter to view the Score Factors, Reasons and Policies for the application.
Although it is not a recommended practice, the final decision for an application should be based on the policies set forth by your Property Management Company.
Criminal(Applicable if the Criminal service is used)
To ensure we can pull a comprehensive list of counties within the state you are inquiring about, ResidentScreening prompts you to select a state first and then one or more counties to be included in your county criminal search for the selected state.
Your Property Management Company policies determine your access to view criminal records. If applicable, select the criminal search link under any applicant on the Application Results screen when records are present to open a list of potential criminal records.
For Standard Criminal Check account users with access to view criminal records, you should carefully compare identifiers between the applicant and the records or contact your Account Manager.
For Criminal Recommendation account users who receive a Decline Criminal Recommendation: The ResidentScreening Customer Support team has verified the record(s) match the applicant and conflict with the Criminal Background policy your Property Management Company defined.
Eviction(Applicable if the Evictions service is used)
Your Property Management Company policies determine your access to view eviction records. If applicable, select the National Eviction link under any applicant on the Application Results screen when records are present to open a list of potential eviction related records.
If an eviction record reflects an address that also appears on the applicant’s credit report, the record is considered a potential match. To determine if any other Eviction Records match your applicant, contact Customer Support at (888) 710-0270.
Eviction records often indicate the nature of the event such as a filing, dismissal, judgment, forcible entry detainer (FED) or an eviction/possession. Not all eviction records indicate if an eviction actually occurred and processes vary by state. Please consult your Property Management Company policies to determine the type of eviction records that may conflict with the resident selection criteria.
A Forcible Entry Detainer is a legal process in which a landlord/owner can reclaim possession of his/her property from a tenant who fails to pay rent when due or violates a lease condition. If successful, the landlord/owner of the property may be able to obtain a court order for an eviction and a judgment may be placed against the tenant. Please consult your Property Management Company policies to determine if a Forcible Entry Detainer conflicts with your resident selection criteria. To confirm if a FED resulted in an eviction for an applicant, please contact ResidentScreening Customer Support to request additional research* (fee associated, often completed within 1-3 business days). *Not all research requests processed result in a definitive outcome.
Your Property Management Company defines any policies regarding Corporate Housing/Corporate Lease Applications. The Corporate Lease Application allows financial lease obligations to be the responsibility of a company instead of an individual. An applicant’s Credit Check is processed using the Business Credit profile of the company responsible for the lease. This form can be printed, completed, and emailed to ResidentScreening for processing. Note: ResidentScreening cannot be used for Commercial Property Leasing which is a separate permissible purpose than screening for residential Corporate Housing.
ResidentScreening users with access to the Reports feature can utilize pre-defined Reports summarizing data for a property, unit, region or company within a configurable time frame.
A summary count of the number of Credit Applications by property and recommendation type for the selected organization within the specified reporting period.
